 Residential Property Highlights

 The long awaited draft Finance Bill for 2013 has finally been published, providing further information as to the way UK residential properties valued at over £2 million will be taxed from April 2013 in the form of an increase in stamp duty (SDLT), the proposed annual charge (now called the Annual Residential Property Tax) and the extension of Capital Gains Tax on a disposal. The Lawyer, June 2013

 PRUPIM, the real estate investment management arm of M&G Investments, confirms it has exchanged contracts to acquire a £105.4m residential portfolio owned by The Berkeley Group Holdings plc and partially funded by the Homes and Communities Agency (HCA). The portfolio consists of 534 private rental units in 13 locations.

 There is a strong trend of foreign money coming in to the top end of the UK property market – either high-net-worth families and funds investing in iconic London buildings or big international brands developing their UK/European footprints. The Lawyer, June 2013

Movers & Shakers

 South West based law firm Kitsons, have promoted Licensed Conveyancer Jo Davies to Associate. Jo works in the property department and specialises in residential conveyancing including sales, purchases, mortgages and transfers of freehold and leasehold property with both registered and unregistered land.

 Joanne Parsons has also been promoted to partner at North West based practice, Linder Myers. Parsons joined the firm in 2010 and advises on all aspects of residential property matters.

 Commercial Property Highlights

 Hotel chain Premier Inn plans to add 520 bedrooms to its North West estate after identifying seven target sites across the region. The hotels will either be new-build or refurbishments within existing buildings, some in conjunction with developers. Premier Inn, part of the Whitbread Group of companies, will not put an overall value on the investment, part of its drive to secure 20,000 new bedrooms by 2018. May 2013

 The High Court has prevented a charity from installing wi-fi transmitters in properties as a way of avoiding business rates. The judgment has far-reaching implications for landlords considering charitable occupation as an empty rates mitigation tactic. Property Week, May 2013

 The pub operator JD Wetherspoon has said today that will accept a payment of £400,000 to settle a legal claim. The £400,000 settlement was offered by property investor Jason Harris follows an allegation made by Wetherspoon that Harris, formerly of First London and now of First Urban Group, was an accessory to frauds committed by its former retained property agents Van de Berg. Property Week, May 2013
